BRIEF SPECIFICATIONS AND AMENITIES:

The building is of RCC frame structure. The walls comprise of 6” solid concrete blocks for all external and main partition and 4” solid concrete blocks for all internal partition walls with two coats in Cement mortar with the following specifications and amenities:

  • Entrance and lobby with Marble flooring;

  • Doors and Windows of MT. Wood frames with Flush/Glaze shutters;

  • Ceramic tiles flooring in Living and bedrooms, Showcase, fan, loft and Wardrobe niche;

  • Kitchen with polished granite platform, stainless steel sinks and drain board and utility area;

  • Kitchen/Bath with Ceramic tiles flooring and glazed tile dadooing;

  • Concealed copper electrical wiring with quality switches, fan regulators and TV/telephone points;

  • Quality sanitary fittings with western type commode and one wash basin for each Flat;

  • Internal walls with superior OBD and cement based paint for exteriors;

  • 24 hours water supply from sump and overhead tank supplemented by bore well;

  • Lift, Ganesh Shrine, In-house Communications facilities like Internet, Fax,  phone, library,  meditation hall, etc;

  • Adequate car parking in Ground floor and open area with garden and lawn; and

  • Permanent Caretaker-cum-Cook, Security and Maintenance arrangements.

RATE PER FLAT:

NOTE: From June 2007 onwards the cost of construction materials, wages, etc., have gone up very high all over India. In Puttaparthy the cement price has gone up from Rs.150 to Rs.250 per bag. The cost of steel has gone up from Rs.16000 to Rs.32000 per ton. Similarly all other materials have gone up by 100 %. The windows which we used to get for Rs.145 per sft. has gone up to Rs.220 per sft. The wages also have gone up for masons from Rs.120 to Rs.175 and helper from Rs.60 to Rs.100 per day. All have contributed to a very high cost of constructions. In view of all these, we are forced and constrained to increase the rates of the units marginally as under:

            Rs.4.50 Lakh (US $ 11500) for single B/R unit [550 sft approx.]

         Rs.6.50 Lakh (US $ 16500) for double B/Rs unit [700 sft approx.]

         Rs.9.50 Lakh (US $ 24500) for three B/Rs unit [1100 sft approx.]

PENT HOUSES ON THE TOP FLOOR [terrace]:

Four Bedrooms: Rs.25.00 Lakh (US$ 64000) - 2500 sft.

Three Bedrooms: Rs.20.00 Lakh (US$ 51500) - 2000 sft.

 

Individual plots [30'x40' size] - Rs.70,000 [US $ 1800]

[Even after the increase in the rates, still the prevailing rate in Puttaparthy for a flat with the above specifications and amenities are about 30 to 35 percent more than the above rates]

 

PAYMENT SCHEDULE:

Rs.: Rs.100000/- (US $ 3000) on booking;  

Balance can be paid Balance can be paid two/three monthly installments before registration.

The expenses connected with registration, Stamp duty and legal expenses, RBI clearance wherever necessary, etc., will be extra at buyer’s cost. All the registration formalities, approvals, etc., in respect of Overseas Members will be taken care of by the Promoters.
